Most shoots are delivered the next morning. Need it today? Same-day delivery is available for shoots that start before 2:00 pm, schedule permitting. Ask when you book and I'll confirm by text before the shoot. Floor plans aren't part of same-day delivery, but they show up on your delivery link as soon as they're ready.

Clear the counters, open the blinds, turn on every light, and tidy up outside. A quick declutter goes a long way, and I'll handle the rest. I have a one-page checklist you can pass to your seller.

List Ready Photos covers the full interior and exterior, with complimentary sky replacement, edited and MLS-ready, and delivered through a private online gallery. I shoot as many photos as the home needs, so you're not counting frames. A simple 2D floor plan is included with every shoot and shows up on your delivery link when it's ready.

Yes. The upgrade is a styled color floor plan with fixtures shown, total square footage listed, and PNG, JPG and SVG files. Add the Floor Plan Upgrade to any List Ready Photos booking. It's scanned in the same visit, so there's no extra trip.

Photography is priced by the home's square footage. Virtual twilight and virtual staging are add-ons priced per image. Pick the photos you want and I'll take care of the rest.

No travel fee for homes within 20 miles of Duluth. Farther out, the fee is calculated automatically when you book.

Standalone Floor Plan

The upgraded floor plan, on its own. Great for rentals, pre-listings, or a home that's already been photographed. I scan the home on site, and you get a color floor plan with fixtures shown and the total square footage listed, as PNG, JPG and SVG files. Booking photos too? Add it to a List Ready Photos booking as the Floor Plan Upgrade.

Virtual Twilight

Get the golden hour look without waiting for sunset. I turn a daytime exterior into a dusk scene with warm window glow and a soft evening sky, so your listing stands out in the feed. Priced per image. Pick your best exterior shot, usually the front of the home.

Help buyers picture living there. I add realistic, tasteful furniture and decor to your photos so every room feels finished and livable. Pick your photos and a style (modern, cozy, neutral, or whatever fits the home). You get each staged image with a “Virtually Staged” label, plus the untouched original, ready for MLS upload. Pricing: Per image What you get: - Furniture and decor placed to scale - A style matched to the home and your buyer - A labeled staged image and the original for every photo - Up to 3 rounds of revisions per order (furniture and decor tweaks, sent as one batch of notes per round) Great for: vacant homes, dated furnishings, and listings that are hard to visualize.
